A presentation to the Pasadena Design Commission offers a look at updated plans for a proposed mixed-use development that would bring permanent supportive housing and commercial space to a corner lot at Fair Oaks Avenue and Orange Grove Boulevard.

Bridge Housing Corp., the developer of the Heritage South Senior Apartments at 762 N. Fair Oaks Avenue, is now seeking to build a follow-up project on a neighboring site which is partially developed with a drive-through restaurant.  The Heritage South II development would be comprised of a three-story edifice featuring 70 units of supportive housing atop 2,200 square feet of ground-floor commercial space.  Parking for 37 vehicles would be located in a surface lot to the north.

KTGY Architecture + Planning is designing the apartment complex, which would have a U-shaped footprint wrapping a central private courtyard.  Proposed on-site amenities include a multipurpose room and a community room. 

A staff report describes the project as being of a Contemporary Modern design, which complements the neighboring Heritage South development without replicating its form.  The report found that the updated design incorporated feedback provided at a preliminary consultation in March 2021, and recommended approval, subject to conditions requiring further refinement.

Bridge Housing Corp., which is headquartered in San Francisco, is also serving as the developer for the Jordan Downs revitalization project in Watts, and is planning additional housing projects in Long Beach and Koreatown.
