Construction is underway for a new affordable housing development at the Sumner Houses complex in Bedford-Stuyvesant, reports YIMBY.

The project, named the Atrium at Sumner, will consist of an 11-story building on Marcus Garvey Boulevard.  Plans call for 189 income-restricted homes, including 130 studio apartments and 59 one-bedroom apartments.  Plans call for 57 apartments to be set aside for unhoused seniors, with the remaining 132 apartments to be made available for rent by households earning no more than 50 percent of the area median income.

The 11-story building, designed by Studio Liebskind, derives its name from its central feature: an atrium and garden at street level.  The mid-rise building is being designed to follow Passive House Standards, which is expected to result in 60 to 70 percent lower energy consumption relative to an average New York City apartment building.

The project, which is being developed by in partnership by Urban Builders Collaborative, LLC., RiseBoro Community Partnership, Inc., and Selfhelp Realty Group—The Melamid Institute for Affordable Housing, will also include community garden, a new playground, and walking paths. Planned common amenities include a fitness center, classrooms, and a large multi-purpose space.

Completion is expected in 2023, according to YIMBY.

Atrium at Sumner was one of two projects announced in July by New York housing officials that are expected to bring new affordable units to Brooklyn and Bronx.  The other, called Casa Celina, will add 205 homes to the Sotomayor Houses campus.
