On Tuesday, luxury highrise developer Fetner Properties filed permits for its Upper West Side building project at 270 West 96th Street. According to the plans, the 23-story (235 foot tall), 153,000-square-foot building will include micro-units (for seniors) and a nearly 9,000-square-foot community facility.

The building will house 171 apartments, which will include 91 regularly-sized units and 80 “micro-units.” The micro-units will range between 290 and 340 square feet. Despite millennials loving anything micro, these units will be marketed to hip seniors wanting to downsize. Additionally, there will be 68 apartments permanently dedicated as affordable housing.

Located between Broadway and West End Avenue, the plan blends the city-owned former MTA electric substation with two adjacent privately-owned parcels. The cleaning/remediating of the substation site is part of a citywide brownfield initiative. 

Fetner Properties intends to begin construction this fall. Renderings reveal a two-story masonry building, with brick stories on top, that setback after the 15th floor.

Building amenities will include a health club. The community space will be mostly occupied (6,500 square feet) by the Salvation Army. 

According to a local paper, on December 3, 2019, the building “received unanimous approval by Community Board 7’s land use committee.”
