SMA Equities and Hill West Architects have joined forces to bring a new mixed-use tower to 200 East 23rd Street. Renderings first spotted by CityRealty show a 20-story building rising above a prominent southeastern corner along 3rd Avenue in Gramercy. According to permits, the tower will reach 233 feet and sits just within the neighborhood's height limit of 235 feet.

As designed, the glassy, 108-unit building takes in a simple form with a 13th-story setback and a rooftop garden. Several top-floor units are also afforded private outdoor space. Apartments on average will ring in at about 640 square feet and will likely be rentals. Amenities are expected to include a bike room, central laundry room, exercise room, lounge, and roof deck.
