An early 1970s office building near MacArthur Park is the latest adaptive reuse project from Jamison Services, Inc.

The Koreatown-based developer is now more than two years into construction at 2500 Wilshire Boulevard, a 13-story, 240,000-square-foot tower which will be reopened as multifamily housing and commercial space.  According to permits issued by the Los Angeles Department of Building and Safety, plans call for creating 248 apartments on the upper floors of the mid-rise building while retaining 12,500 square feet of existing ground-floor commercial space and podium parking.

Permits indicate that Corbel Architects is designing the project.  A rendering depicts 2500 Wilshire repainted grey with accents of orange and yellow.  The building's parking garage, previously enclosed in glass, would be screened from view.

According to the Jamison Services website, completion of construction is anticipated in 2022.

The project is the latest in a series of new developments on the west side of MacArthur Park, where the Westlake community transitions to Koreatown.

At the opposite corner of Wilshire Boulevard and Coronado Street, the 152-unit Wilco apartments opened last year.

Jamison Services, which has more than 20 projects in development in the Koreatown area, is planning to build 122 apartments on the site of a parking lot directly south of 2500 Wilshire.

According to the Historic Los Angeles Wilshire Boulevard Houses blog, the property that is now home to 2500 Wilshire was first developed with a 15-room home by former Pennsylvania coal miner Nicholas Rice in the early 20th century.  Wilshire Boulevard Houses attributes the existing tower to architects Krisel/Shapiro & Associates and Mutual Building & Engineering Corporation, which were among its original tenants upon opening in 1970s.
