In West Los Angeles, an empty lot that was once home to a pair of small commercial buildings has birthed a new mixed-use development.

The project site, an approximately 13,000-square-foot site located at 2336 S. Westwood Boulevard, is slated for the construction of a three-story edifice containing 24 apartments above street-fronting commercial space.  Permits issued by the Los Angeles Department of Building and Safety indicate that basement parking will sit beneath the low-rise structure.

Pasadena-based Arbel-Henderson & Associates, Inc. is both architect and project applicant, according to city records.

The new apartment complex is rising from a property located just one block north of the intersection of Westwood and Pico Boulevards, where Hudson Pacific Properties is now two years into its renovation of the former Westside Pavilion shopping mall as a Google-anchored office campus.

Other projects slated for the surrounding neighborhood include a proposed 50-unit apartment complex with ground-floor commercial space at 2301 S. Westwood Boulevard.
