At the northwest corner of Kittridge Street and Independence Avenue in Canoga Park, a new apartment complex from Fairfield Residential is starting to take shape.

Recently, the Los Angeles Department of Building and Safety issued construction permits for the project, called the LUME apartments, which will consist of 275 studio, one-, and two-bedroom dwellings upon completion.  Work is already underway for the complex's central parking structure - a six-story concrete edifice which will have capacity for more than 400 vehicles.

The new development, designed by AO, will be a contemporary five-story edifice clad in materials including metal siding, brick veneer, and plaster.  Plans call for roughly 32,000 square feet of open space amenities for use by residents, including a fitness center and a rooftop deck.

Completion of LUME is anticipated in 2022, according to a landing page on the Fairfield Residential website.

The project site is the latest development to break ground in the northern section of the Warner Center specific plan area, following the 271-unit Vert apartments one block west n Variel Street and the 394-unit Hanover Warner Center apartments located directly south across Kittridge.

Fairfield Residential, which is owned by the California State Teachers' Retirement System, is not a stranger to Warner Center, having completed the 379-unit Vela on Ox development in 2018.  The San Diego-based firm's other Los Angeles area projects include a proposed 370-unit apartment complex which would replace a warehouse in Glassell Park.
