A laundromat in Virgil Village could make way for a mixed-use apartment building, according to plans submitted yesterday to the City of Los Angeles.

The proposed development, slated for a property at 611-615 N. Virgil Avenue, calls for the construction of a five-story edifice featuring 30 apartments - including three extremely low-income affordable units - above street-fronting retail space and a 22-car parking garage.

Requested entitlements include Transit Oriented Communities incentives allowing for increased density, floor area, and height, as well as reductions to required on-site parking and open space.

The project applicant is listed as an entity affiliated with Continental Development Group.  The Culver City-based firm is planning a similar mixed-use project a block north at 700 N. Virgil Avenue, according to its website

That project would consist of a multi-story structure featuring 37 apartments and nearly 9,600 square feet of ground-floor retail above two subterranean parking levels, according to a permit application with the Los Angeles Department of Building and Safety.

Another local developer, 4Site Real Estate, is wrapping up work on its own residential-retail building at the intersection of Virgil and Melrose Avenue.
