In Mid-Wilshire, prolific local developer Wiseman Residential is hard at work on a pair of mixed-use apartment buildings.

Construction has progressed to the second floor above ground at 5550 W. Pico Boulevard, where the City of Los Angeles has approved the construction of a seven-story building featuring 44 apartments - including four extremely low-income affordable units - above ground-floor retail space and two levels of basement parking.

City records indicate that Reed Architectural Group is designing the project.

Just over a quarter-mile west at 5801 W. Pico Boulevard, construction has reached street level at the second development - a five-story edifice featuring 80 residential units (with 10 priced for extremely low-income households) atop street-level commercial space and two levels of basement parking.

Uriu & Associates is listed as the architect of the larger development.

Both projects replaced auto repair garages, and were entitled with Transit Oriented Communities incentives allowing for increased floor area and density in exchange for providing on-site affordable housing.

Wiseman is developing a slew of similar housing projects in Sawtelle and Hollywood.
