This week, the Los Angeles City Planning Commission will consider a proposal from co-developers LaTerra Development and Gemdale Corp. to raze the vacant Temple Community Hospital in Rampart Village to construct a multifamily residential building.

The project, dubbed Pinnacle 360, would rise at a hilltop property at 235 N. Hoover Street.  A project description describes a five-story, 61-foot-tall building that would feature 221 studio, one-, two- and three-bedroom units - including 19 set aside for very low-income households - with 384 parking spaces and open space.

Carrier Johnson + CULTURE is designing the project, which would incorporate a landscaped amenity deck and small public plaza facing Hoover Street.

The Commission is set to decide on an appeal of the project's approvals and vesting tentative tract map, which was filed by a representative of the Coalition to Preserve L.A.  Their representative contends numerous errors within the project's environmental study, an argument which the Planning Department's staff report rejects in its recommendation that the Commission deny the appeal.

Gemdale and LaTerra's joint venture also includes a mixed-use apartment building planned just south of the intersection of Sunset Boulevard and Western Avenue.  An appeal of that project is coincidentally on the agenda for this week's meeting of the Planning Commission.
