Reliable Properties continues to move forward with plans for a mixed-use development at Sunset Boulevard and Western Avenue in Hollywood, with the release of the project's final environmental impact report.

The SunWest Project, slated for a 2.22-acre site at the northwest corner of the intersection, calls for razing an existing retail building and parking lot to make way for the construction of a six-story building featuring 293 apartments and nearly 33,000 square feet of ground-floor commercial space.  Plans call for a mix of studio, one-, and two-bedroom apartments, including 15 set aside at the very low-income affordability level.

Withee Malcolm Architects is designing SunWest, which would feature five levels of wood-frame construction atop a concrete podium.  The firm's website describes an array of open space amenities - including a courtyard pool and outdoor decks - as well as a series of interlocking micro-units sharing common laundry facilities and open space.

Construction of the mixed-use project is expected to occur over an approximately two-year period, although a timeline is not specified in its environmental reports.

SunWest is one of three similar residential-retail developments planned at Sunset and Western, joining a 735-unit complex planned across the intersection and a 203-unit building to the south at Fernwood Avenue.  Finally, at the southwest corner of the intersection, the infamous Hollywood Target remains stalled.
