Aragon Properties Corporation's plan to construct a residential-retail complex at the corner of Sunset Boulevard and Everett Street in Echo Park continues to head towards approval, with the publication last week of the project's final environmental impact report.

The proposed development, which would rise open approximately 2.65 acres of land, would replace a handful of small residential and commercial structures with mixed-use buildings along Sunset and a small lot subdivision along Everett.  At completion, the project would consist of a four- and five-story apartment buildings providing 204 apartments and 11,300 square feet of retail space, as well as six small lot homes.

Per City records, plans call for a mix of studio, one- and two-bedroom units within the apartment building, as well as more than 22,000 square feet of open space amenities through a series of roof terraces and private balconies.

KTGY Architecture + Planning is designing the Sunset Everett development, which renderings portray with a contemporary look and feel.

Construction of the project is expected to occur over approximately 21 months, although an exact groundbreaking date has not been revealed.

The subject property is located across the street from the former headquarters of the Metropolitan Water District, a portion of which was converted into apartments by local developer Linear City.  Another firm, Palisades, has tapped SOM and James Corner Field Operations to design a development on the remaining part of the campus.
