In a familiar tale, a 1930s single-family home in Mid-City could make for a new small lot subdivision.

The proposed development, slated for a single parcel located at 5219 W. 20th Street, calls for subdividing the roughly 7,500-square-foot site to allow for the construction of five single-family homes.

Archimorphic is designing the project, which calls for a series of contemporary four-story buildings, each of which would include a two-car garage and a rooftop deck.  Plans submitted to the City of Los Angeles indicate that the houses would feature a mix of three- and four-bedroom floor plans.

City records list the property owner as the Los Angeles-based entity 1427 West 108th Street, LLC.  The land last sold for $800,000 in 2019.

The project is currently under review by the Department of City Planning.

Mid-City, which has an abundance of single-family housing stock on properties zoned for multifamily housing, is frequently targeted by developers of small lot projects.  Several similar developments are planned or under construction along the blocks which flank Venice and Washington Boulevards.
