Roughly 10 months after breaking ground in University Park, wood framing is now rising above the concrete podium of Canfield Development's Fig 31 apartments.

Located on 31st Street between Figueroa and Flower Street, the project will eventually stand seven stories in height, offering 73 studio, one-, two-, and three-bedroom apartments above 78 vehicles.  Plans call for a total of eight affordable units, priced at the very low- and moderate-income levels.

HBA Architects is designing by Fig 31, which will be clad in red brick - a signature of nearby USC.  The project will offer various on-site amenities, highlighted by a rooftop deck.

The apartments will be marketed to students, according to the Canfield website, with capacity for up to 187 people.

The project, located a short walk from Metro's Jefferson/USC Station, is on pace for completion in 2021.

Not far south at 38th and Figueroa Streets, construction recently began for a similar development targeted at USC students.  That project will feature 71 apartments and 10,000 square feet of retail space.

A block west of Fig 31, the 1960s Vagabond Inn is slated to make way for a seven-story, 275-room hotel.
