Directly west of Hollywood's historic Earl Carroll Theatre, completion is nearing for a mixed-use apartment complex from Essex Property Trust.

The project, called the Wallace on Sunset, replaced a surface parking lot at 6250 Sunset Boulevard.  The seven-story edifice features 200 apartments atop 4,700 square feet of ground floor retail space and two levels of subterranean parking.

TCA Architects designed the podium-type building, which incorporates a fitness center, a sky deck, and a courtyard-level swimming pool.  The building is separated from its historic neighbor to the east through a new pedestrian paseo, which will provide access to the theatre and a direct pedestrian path between Sunset Boulevard and Leland Avenue.

A project website advertises a mix of studio, one-, two-, and three-bedroom dwellings at Wallace at Sunset.  Availabilities are listed as beginning in February, with rents ranging from $2,114 to $5,233 per month.

The project joins a handful of similar mixed-use projects along Sunset Boulevard, including the Hanover Hollywood apartments now rising on the opposite side of the Earl Carroll Theatre.

North across Sunset Boulevard, developers Mill Creek Residential Trust and Crescent Heights are both planning mixed-use projects along the block between El Centro and Argyle Avenues.

Farther east, Hudson Pacific Properties is planning an expansion of the Sunset Gower Studios campus - the latest in a series of large office projects in the neighborhood.
