In 2019, Octane Development and Adept Urban completed the adaptive reuse of a 1980s office building at 388 Cordova Street as luxury condominiums.  The project, which was billed as the first high-rise condo complex in Pasadena, will soon get a second phase on a neighboring property.

Octane and Adept Urban, operating under the entity 245 Los Robles, LLC, are now in the midst of converting a concrete parking structure adjacent to 388 into additional housing.  Plans call for a total of 48 residential units - including 16 townhouse-style dwellings which will be built above the garage.  The remaining 32 homes would be built along the perimeter of the structure.

In addition to townhomes, the rooftop of the parking garage will also add a new amenity deck featuring a pool, a hot tub, a barbeque area with an outdoor kitchen, and a fire pit, according to a representative of Adept Urban.  Although plans do not call for ground-floor commercial space, a fitness center is being added at street level.

Completion of phase two at 388 is expected in roughly one year.

The completed first phase of the development includes 57 one-, two-, and three-bedroom condominiums.  At the time the building opened, asking prices ranged from $900,000 to $5 million.

Other projects located nearby include a 42-unit condominium complex now rising a block north along Euclid Avenue, as well as Kaiser Permanente's recently-finished Bernard J. Tyson School of Medicine at the intersection of Los Robles and Green Street.

Adept Urban is also partnering on a similar project in Downtown Glendale, which would also include the adaptive reuse of an office building and the construction of new housing atop a parking structure.
