This week, the Santa Monica Planning Commission is scheduled to review a pair of mixed-use developments planned west of Ocean Avenue.

1828 Ocean Avenue

The first project, located at 1828 Ocean Avenue, would replace a current surface parking lot with a five-story, 81,000-square-foot development featuring 83 residential units above 2,000 square feet of ground-floor commercial space and a three-level, 273-car underground parking garage.

Plans call for a mix of studio, one-, two-, and three-bedroom dwellings - of which 12 would be set aside as affordable housing at the very-low-income level.

Renderings portray four interconnected buildings, clad with a combination of cement panels and vertical wood boards.  The project is designed to engage with the street on three sides, with paseos and balconies that open to the perimeter, and retail fronting Ocean Avenue.

1921 Ocean Front Walk

The second, smaller development, slated for a currently vacant site at 1921 Ocean Front Walk, will consist of a four-story building featuring 22 residential units above 4,000 square feet of ground-floor retail space and 56 parking stalls in a basement garage.

The design for 1921 Ocean Front Walk, which also comes from Koning Eizenberg, calls for a collection of "staggered solid and voice spaces" above a base of sandstone colored board-formed concrete.  A common open space deck is planned at the building's roof level.

As with its sister project at 1828 Ocean, plans call for a mix of studio, one-, two-, and three-bedroom apartments.  Four units of affordable housing required within 1921 Ocean Front Walk are to be built off-site at the Ocean Avenue building.

 

 

 

 

 

 

Staff reports to the Planning Commission recommend that both 1828 Ocean Avenue and 1921 Ocean Front Walk receive approval.

The entities Next2 Shutters, LLC and Next2 Beach, LLC are listed as the owners of the two properties.
