Roughly one year after breaking ground near the future Wilshire/La Brea subway station, the frame of a mixed-use development from Wiseman Residential is starting to take shape.

The project, located on a roughly half-acre property at 838 S. La Brea Avenue, will consist of a six-story building featuring 53 apartments above ground-floor retail space and subterranean parking.

Wiseman, which has developed numerous mixed-use and multifamily housing projects across the Los Angeles area, obtained permits to build a larger building that would otherwise be allowable on the property by using Transit Oriented Communities housing incentives.  In exchange, the developer is required to set aside six of the new apartments as deed-restricted affordable housing.

Building permits indicate that Uriu & Associates is designing 838 S. La Brea Avenue.  The Glendale-based architecture firm frequently works with Wiseman on its housing developments.

In addition to proximity to the Wilshire/La Brea Metro station - where a neighboring property is poised to make way for a housing and hotel complex from CGI Strategies - the 838 La Brea site sits just north of La Brea's intersection with 9th Street, where construction recently began for a nearly identical 53-unit apartment building with ground-floor retail space.
