Last year, CIM Group completed work on the adaptive reuse of a vacant hospital near the intersection of Western Avenue and Adams Boulevard into rental housing.  Now, the Mid-Wilshire-based firm is building a ground-up project next door.

The new development, under construction since earlier this year at 2221 S. Western Avenue, will consist of a five-story edifice featuring 48 apartments above ground-floor commercial space and a basement garage.

Permits issued by the Los Angeles Department of Building and Safety indicate that CIM is developing a project in accordance with the city's Transit Oriented Communities guidelines, which permit relief from zoning rules if a project includes affordable housing and is located near rail lines or high-frequency bus service.

City records indicate that Neil M. Denari Architects (NMDA) is designing the project.  CIM and have previously worked on mixed-use projects in Santa Monica and West Hollywood.

CIM Group, which has developed a slew of new office and residential buildings (and even a hotel) in the Jefferson Park and West Adams neighborhoods, is not done at Adams and Western.  In addition to the adaptive reuse project and under-construction apartment building, pending construction permits indicate that the company is planning another ground-up project on vacant land located immediately south of the I-10 Freeway.  That project would stand eight stories in height and feature 367 apartments atop ground-floor commercial space and parking.
