A collision repair center in Silver Lake could be redeveloped with multifamily housing and retail space, according to an application submitted in February to the Los Angeles Department of City Planning.

The proposed project, slated for an approximately half-acre property at 3209-3227 Sunset Boulevard, calls for the construction of a seven-story edifice featuring 82 studio, one-, and two-bedroom apartments and 8,030 square feet of ground-floor retail space.  Parking for 70 vehicles is proposed in an automated garage within the building's podium.

MVE + Partners is designing the contemporary infill development, which would include exterior finishes such as cement plaster, fiber cement panels, and tile at street level.  Setbacks on the second and seventh floors would be used to create open-air decks for residents, while a fitness center and a community room on its upper floor would provide additional amenities.

The project applicant, Sunset Twins-HH, LLC, is affiliated with Downtown-based developer RYDA.  Requested entitlements for the project include density bonus incentives permitting increased height and exemptions from zone-required setbacks, open space, and on-site parking.  In exchange, eight of the proposed apartments would be set aside as deed-restricted affordable housing at the very low-income level for a period of 55 years.

RYDA's past projects include the restoration of historic properties in Downtown Los Angeles such as the Pettebone Building, which was sold to Korean gaming company NHN Global in 2019 to serve as its new American headquarters.

Other developments planned nearby in the Silver Lake neighborhood include a proposed five-story, 74-unit apartment complex less than a quarter-mile east at 3004 Sunset Boulevard.
