A small commercial building and a nursery in Koreatown could be redeveloped with housing and retail, according to plans submitted yesterday to the City of Los Angeles.

The two businesses, which comprise an L-shaped site at 2931-2941 W. Olympic Boulevard, are slated to be replaced with an eight-story edifice containing 100 apartments - including 10 to be set aside for extremely low-income households - above ground-floor commercial space.

Requested entitlements for the project include Transit Oriented Communities incentives allowing for reduced side-yard setbacks and on-site open space.

City records list the project applicant as Elevation Advisors, LLC, an entity located at the same address as Jamison Services, Inc.

Jamison Services, which ranks as the most prolific developer of multifamily housing in Koreatown, has built a number of similar projects nearby, including another mixed-use apartment complex four blocks west at 3060 W. Olympic Boulevard.

The new project site sits in close proximity to the intersection of Olympic and Normandie Avenue, where a gateway monument and a small pocket park are currently in the works.
