A presentation given on September 17 to the Sherman Oaks Neighborhood Council's Planning Committee reveals a new look for Via Avanti - the rebranded Il Villagio Toscano development.
The project, slated for a five-acre site at Sepulveda Boulevard and Camarillo Street for the better part of two decades, calls for the construction of a low-rise complex featuring 325 apartments, roughly 44,000 square feet of retail space, and parking.
IMT Residential, which acquired the entitled development site in July 2019 for $58 million, has retained KFA Architecture to design the retooled project.
Illustrations provided to the neighborhood council depict a series of low-rise and podium-type structures, arranged around a network of private and publicly-accessible open spaces. The buildings, which could stand up to six stories in height, are depicted with Tuscan architectural elements, greeting Sepulveda Boulevard with a landscaped central plaza.
Construction permits for Via Avanti are currently pending with the Los Angeles Department of Building and Safety.
Plans for the apartment complex originated in 2004, when a prior land owner submitted an entitlement request to the City of Los Angeles in pursuit of a larger complex featuring over 500 apartments. In subsequent years, the scale of the proposed development has gradually been pared down, first to 399 apartments and then to the current figure of 325 units.
IMT Residential, the current property owner, is a prolific developer of multifamily housing projects in the San Fernando Valley. The company is also seeking to build a mixed-use complex featuring 249 apartments and retail space on land surrounding the former headquarters of the Sunkist Growers Cooperative.
