Construction is imminent for a rare mixed-use development on the San Gabriel Valley community of Temple City.

On November 1, Begonia Real Estate Development is scheduled to begin construction on a new development at 5570 Rosemead Boulevard that would feature 74 residential units above 11,000 square feet of ground-floor commercial space and parking. That plan includes 19 penthouse units, which would rise to the building's fifth floor.

CDA Creative Design is serving as the project's architect, which is portrayed in a rendering as a contemporary low-rise structure with an O-shaped footprint wrapping a central courtyard. Other amenities would include a gym, a yoga studio, a community room, and small offices.

C.W. Driver is the project's general contract, while Bank of East Asia provided construction financing.

Construction of 5570 Rosemead is expected to occur over a 20-month period, with completion expected in mid-summer 2023, according to a representative of Begonia Real Estate Development. The company reportedly acquired the site in July 2020 for $14.4 million.
