The PATH Villas Montclair, slated for a currently vacant site at 4220 Montclair Street, would consist of a five-story building featuring 45 studio apartments reserved for chronically homeless individuals and homeless persons with special needs. Plans also call for ground-floor commercial spaces and 47 parking stalls at-grade and in a basement garage.
The Albert Group Architects is designing the low-rise development, which would feature an outdoor courtyard and covered terrace on the second floor in the center of the building. Other common features would include a laundry facility, a community room, and supportive services.
According to a staff report by the Los Angeles Housing and Community Investment Department, the $26-million project will be owned in part with LINC Housing Corporation.
The City of Los Angeles is scheduled to issue a request to the U.s. Housing and Urban Development Department later this month for the release of Section 8 Project-Based Vouchers for the PATH Villas. Approximately $9.5 million is being requested, to be paid out in installments of $633,000 over a period of 15 years.
Other recent projects from PATH Ventures include permanent supportive housing in Rampart Village and senior affordable housing in Inglewood. Other projects in Hollywood and South Gate are also in the works.
A block north of the project site, non-profit developer Abode Communities has announced plans for two affordable housing complexes at the intersection of Montclair and Adams Boulevard.
