A one-year-old proposal to replace a gas station near Wilshire/Western Station in Koreatown with apartments has been retooled through the Transit Oriented Communities Guidelines.

When initially filed with the City of Los Angeles in August 2017, the proposed development at the corner of 6th Street and Manhattan Place was envisioned as a six-story building featuring 44 apartments - including six very-low-income units - with ground-floor retail space.  Now, through the most generous incentives provided through the TOC program, plans call for constructing a project containing 51 apartments, with the six affordable units now priced at the extremely-low-income level.

City records list the project applicant at Manhattan on 6th, LLC - an entity linked with Koreatown-based Choice 100 Realty - and architecture firm KSK Design.

The project site is located just a half-block northeast of a parking lot where Jamison Services hopes to construct an eight-story apartment complex. That development is also pursuing entitlements through the TOC guidelines.
