The 14,000-square-foot property, located across the street from Mariachi Plaza at 1800 E. 1st Street, is slated for the construction of a five-story building featuring 44 residential units above 8,000 square feet of ground-floor retail space and parking for 40 vehicles. Plans call for 35 units of extremely low-income housing, eight units of very low-income housing and one manager's apartment.
According to the Azure Development website, the project's ground-floor commercial space will be occupied by a full-service laundromat to replace one which formerly occupied the property. The filing with the City also points to a cafe on the ground floor.
A rendering shows a contemporary mid-rise structure with colorful murals facing towards the street. Proposed open space amenities include a community room and a rooftop deck.
The development has remained vacant for over ten years after being cleared during the construction of the Gold Line's Mariachi Plaza subway station. As of mid-2017, the City has entered into an exclusive negotiating agreement with Azure for the development of the property. Soil remediation is set to commence later this year, with the City set to take control of the property from CRA/LA by late 2018. The City could later convey the land to Azure, who would pursue a development on the site using Measure HHH funding.
Mariachi Plaza has seen the construction of a handful of affordable housing projects on Metro-owned properties surrounding the station, including the recently completed Santa Cecilia Apartments opposite Boyle Avenue and a proposed 60-unit development from East L.A. Community Corporation at Bailey Street and Pennsylvania Avenue.
