A staff report to the Pasadena Design Commission offers a first look at yet another medical office building slated to rise near Huntington Hospital.
Meridian, a real estate firm with a Southern California office in Newport Beach, is seeking approvals to redevelop a parking lot at 50 Alessandro Place with a new four-story, 60,000-square-foot building consisting of offices and exam rooms. Plans also for the construction of 642 code-required parking stalls, which would be located within a new four-story garage and on two subterranean levels.
HGA is designing the project, which would be clad in fiber reinforced panels and thin brick inlaid around window openings. The materials and look of the new construction would take cues from other buildings at the surrounding Cotton Medical Center, an office complex which is also owned by Meridian.
The new construction, in addition to replacing a parking lot, would also rise on a site facing Alessandro Street which is currently improved with a landscaped plaza. The open space would be replaced with a porte cochere that would provide access to the standalone garage and subterranean parking.
The hearing scheduled for the Design Commission is for a preliminary review of the medical office building, and a vote on the project is not scheduled at this point in time. Current plans would require an amendment to current zoning rules to account for a proposed building height that would exceed the 50-foot limit for the property.
Meridian Group, according to its website, has developed more than 2 million square feet of projects since launching in 2019.
