Construction is underway for a mixed-use apartment building near the George Deukmejian Courthouse in Downtown Long Beach, reports the Long Beach Post.

The project, located at the southwest corner of Broadway and Magnolia Avenue, is approved for the construction of a seven-story edifice featuring 142 apartments atop roughly 3,000 square feet of ground-floor retail space and a parking garage.

Urban Architecture Lab designed the project, which is replacing a surface parking lot.  Renderings depict a contemporary low-rise structure which uses alternating exterior finishes and offset floor plates to create texture.  A rooftop pool deck is planned toward the southeast corner of the property.

Crews have already cleared asphalt from the project site, according to the Post.  The apartments are expected to be available for lease by Spring 2021.

The Broadway and Magnolia complex is being developed by Ensemble Real Estate Investments, which is headquartered in Downtown Long Beach.  The company has built several mixed-use and multifamily residential developments in its hometown, including the Crest Apartments and the 442 Residences, and is planning a high-rise tower to replace a parking lot at 3rd Street and Pacific Avenue.

The project site also abuts a large parking lot slated for Trammell Crow Residential's Westside Gateway complex, a proposed mixed-use development which could include the tallest building in Long Beach.
