In Palms, construction is coming to close at a mixed-use apartment building just north of Venice Boulevard.

The six-story edifice, which replaced a small commercial building at 3741 Motor Avenue, features 30 apartments on its upper floors with ground-floor retail space and parking located in a concrete structure below. Three apartments are to be priced as affordable housing at the extremely low-income level in exchange for bonus floor area and height.

Burbank-based architect Edward Carlson is designing the building, according to construction permits issued by the Los Angeles Department of Building and Safety.

The project is one of several slim infill developments taking shape on Motor Avenue, including another mixed-use building now under construction across the street at 3766 S. Motor Avenue.

Larger mixed-use developments are also under construction nearby, including a 79-unit apartment complex on Venice Boulevard and a 42-unit development at Motor and Tabor Avenue.
