A series of mid-century commercial buildings in North Hollywood could make way for multifamily housing and retail, per an application submitted recently to the Los Angeles Department of City Planning.

The proposed development, slated for a property at 10745 W. Burbank Boulevard, calls for the construction of a five-story edifice featuring 49 one- and two-bedroom apartments in addition to 2,300 square feet of ground-floor retail space and a semi-subterranean parking garage.

Project applicant MLBT Enterprises, LLC - a Los Angeles-based entity managed by Michael and Larisa Bolotsky - has requested the approval of density bonus incentives permitting an increase in allowable floor area and reductions to required building setbacks.  In exchange, five of the proposed apartments would be set aside as deed-restricted affordable housing at the very low-income level.

Architectural plans included with the entitlement application list local design and construction firm Ketter Group as the project's architect.

The proposed development would rise just over a half-mile northeast of Metro's North Hollywood Station, where a $1-billion mixed-use project consisting of offices, housing, and retail is slated to replace acres of surface parking lots.
