A pair of 1920s single-family homes in West Adams could make way for a new development via the small lot subdivision ordinance.

The property, located at 5332-5338 Smiley Drive, sits midway between two Metro Stations and La Brea Avenue and La Cienega Boulevard.  Plans submitted on September 29 to the City of Los Angeles call for razing the existing structures to make way for the development of nine single-family dwellings.

Renderings depict a series of four-story buildings, aligned along a common central driveway.  Each would include three bedrooms, a two-car garage, and a rooftop deck.

City records list the project owner and applicant as architect Xander Tertychny.

The two existing houses last sold in November 2019 for approximately $1 million, according to Los Angeles County Assessor data.
