Los Angeles-based real estate investment trust Hudson Pacific Properties has completed construction of Harlow, a new office building at Sunset Las Palmas Studios in Hollywood

Located at the northwest corner of Seward and Romaine Streets, the five-story building consists of 128,000 square feet of offices above a subterranean parking garage. 

The steel-framed structure, designed by Rios, has an open floor plan and a greenhouse-like exterior, opening onto a network of terrace decks and staircases.

Hudson Pacific Properties, which acquired the 16.5-acre campus for the reported sum of $200 million in 2017, recently entered into a joint venture with Blackstone Property Partners to own and operate Sunset Las Palmas Studios, as well as its sister facilities Sunset Bronson Studios and Sunset Gower Studios.

The expansion of Sunset Las Palmas Studios - formerly known as Hollywood Center Studios - is part of a familiar formula for the Hudson Pacific, which has recently added a pair of 14-story office buildings to Sunset Bronson Studios, and is seeking entitlements to more than double the size of the Sunset Gower campus.

Sunset Las Palmas Studios sits south across Santa Monica Boulevard from AvalonBay Communities' 695-unit AVA Hollywood apartments, and just east of the Los Angeles LGBT Center's Anita May Rosenstein Campus.
