Jamison Services, Inc., the developer behind the project, has obtained entitlements for the construction of an eight-story building at 8th Street and Western Avenue featuring 230 apartments - including 23 affordable units - atop 13,300 square feet of ground-floor commercial space. The new construction would be fused with the Pellissier Square Garage, a five-story structure which dates to the early 1930s. The Art Deco structure would be rehabilitated for use as parking with ground-floor retail and a 13,000-square-foot rooftop amenity deck.
“The new complex reflects the history and future of its vibrant Koreatown surroundings,” says KTGY Associate Principal Keith McCloskey in a news release. “The existing parking garage is among some of the oldest reinforced concrete garages in the City. The new, mixed-use building improves, restores and re-uses it, connecting it with sleek, new apartments and retail, while adding generous rooftop amenities atop the historic building.”
According to KTGY, the development will preserve the Pellissier Square Garage's character-defining features, including its zigzags and chevrons.
Completion of the 8th and Western development is anticipated in the second quarter of 2022.
The project site was previously slated for the construction of a larger mixed-use development featuring a 12-story hotel, in addition to multifamily housing. Jamison obtained approvals for that project in late 2017, but retooled its plans just six months later.
