A short walk from Los Angeles Center Studios in Westlake, new plans have emerged for a multifamily residential development.

The proposed project, slated to replace an early 1920s fourplex at 1322-1324 W. Maryland Street, calls for the construction of a multi-story structure featuring 62 apartments, five of which would be set aside as affordable housing.

City records list the project applicant as Pasadena investor James Cheung, and its representative as architecture firm KSK Design, Inc.

The approximately 8,000-square-foot development site was sold in July 2019 for nearly $1.44 million, according to County Assessor records.

A prior owner, an entity called Just Property Investment, LLC, had proposed to develop the site with an eight-story structure containing 47 apartments and 760 square feet of ground-floor retail space.  The project application expired last year with no action taken by the City of Los Angeles.

The development site is located two blocks north of the intersection of 6tha nd Bixel Streets, where Downtown-based landlord Jade Enterprises has proposed redeveloping a small office complex with a mixed-use housing project.
