With an approval letter from the City of Los Angeles now in hand, a developer plans to break ground in mid-2021 on a mixed-use apartment building in the East Hollywood neighborhood.

The proposed project, which comes from Los Angeles-based real estate firm Giraffe, would rise from a property at the northeast corner of Lexington and Vermont Avenues - formerly the site of a small commercial building.  Approved plans call for the construction of a six-story edifice containing 26 apartments - including three deed-restricted affordable units - above ground-floor commercial uses.

The developer's revised plans now include a mechanical parking garage, which will be used to provide one vehicle stall per apartment.

Local architecture firm Yu2e, Inc. is designing the project, which would use a series of setbacks along its eastern and western property lines to create amenity decks for use by residents.

Construction is expected to occur over a period of 18 to 24 months, according to Joe Sharaf, a principal with Giraffe.

A handful of similar of mixed-use and multifamily residential developments are planned at nearby locations on Vermont Avenue, including an eight-story apartment complex which would replace a parking lot across the street.
