After a year-and-a-half of construction, a 13-story office building that will be fully leased by Netflix is nearing its apex in Hollywood.

EPIC, located at 5901 Sunset Boulevard, is being developed by West Coast real estate investment trust Hudson Pacific Properties.  The mid-rise structure will feature approximately 300,000 square feet of offices, in addition to space for ground-floor retail and structured parking.

Designed by Gensler, the project is highlighted by a series of stepped, terrace decks along its northern face, which provides transitional height as it approaches an abutting residential neighborhood.  The terraces will be used as open space for its future occupants - Netflix employees.

Hudson Pacific Properties announced last year that the streaming giant would lease the entirety of the property upon its anticipated completion in January 2020.  The Los Gatos-based company already leases more than 400,000 square feet across the street at Sunset Bronson Studios.

Netflix, to the delight of the local production industry, has embarked on an ambitious expansion of its content offerings in recent years.  And to facilitate the binge-watching habits of its subscribers, the company has itself binged on Hollywood office space - most recently in the form of a 355,000-square-foot lease at Kilroy Realty's Academy development on Vine Street.  Netflix now leases more than 1 million square feet of office space in the Los Angeles area.
