Another small commercial building near a Metro stop now under construction in Hyde Park could be redeveloped with multifamily housing, per an application submitted earlier this month to the City of Los Angeles.

The latest project, which would rise at the southeast corner of 59th Place and Crenshaw Boulevard, calls for the construction of a five-story edifice featuring 38 apartments above 1,000 square feet of ground-floor commercial.  Plans call for a total of four parking stalls located at street-level, half of which would be reserved for property's retail tenant.

Developer ABY Holdings, LLC has requested the approval of Transit Oriented Communities incentives for the project, due to the property's location just south of a future Crenshaw/LAX Line station at Slauson Avenue.  In exchange for the incentives - which include a reduced parking requirement and relief from limits on building height and setbacks - the project would set aside six of its studio, one-, two-, and three-bedroom apartments as affordable housing.

The Code Solution is designing the apartment building, which is depicted as a contemporary low-rise structure capped by a series of rooftop decks.  Plans also call for a small side yard with a dog park.

The developer, ABY Holdings, is also working with The Code Solution on plans a similar 65-unit apartment complex across the street.

The Crenshaw/LAX Line's Hyde Park Station has spurred the redevelopment of several nearby properties with market-rate and affordable housing, such as a proposed a 63-unit apartment complex that would replace an auto repair shop on Slauson Avenue and a prefabricated modular building approved on Crenshaw Boulevard.

The largest project slated for the nearby community is a proposal from developer Jeff Greene which calls for razing the 1940s Dorset Village garden apartments - consisting of 206 residential units - to make way for a larger 782-unit complex.
