Another mixed-use development is coming to San Gabriel Boulevard, according to an environmental impact report now being compiled by the City of San Gabriel.

The development site, located at 700-800 South San Gabriel Boulevard, is slated for the construction of a pair of five-story buildings featuring a combined 243 one-, two-, and three-bedroom condominiums, approximately 79,987 square feet of ground-floor commercial space, and parking for 932 vehicles in a below- and above-grade structure.  The project, called Pacific Square, would also include more than 58,000 square feet of plaza and park space at its ground level.

Developer Pacific Square San Gabriel, LLC has tapped architect Richard Abe to design the podium-type complex, which renderings portray with a contemporary design and glass-railed balconies.

Construction of Pacific Square is anticipated to occur over two phases, starting with the building at 700 San Gabriel in August 2020.  Completion is expected to occur two years later.  The second component would also be built over two years, with groundbreaking anticipated in August 2024.

The development site previously functioned as a nursery but has been empty since the facility was destroyed by arson in early 2018.

A similar mixed-use project is being planned a half-mile north at 220 South San Gabriel Boulevard.
