Local development firm Adda Zero is planning a five-story mixed-use building in northern Koreatown, per a filing yesterday with the City of Los Angeles.

The project, slated for a quarter-acre site at 4760-4766 W. Melrose Avenue, would feature 30 market rate apartments, three units of very low income housing and 834 square feet of ground-floor commercial space.

City records indicate that the project has requested several density bonus incentives in exchange for setting aside units as low income housing, including a floor area bonus and a reduction in on-site parking.

Similar mixed-use buildings are planned for other sites along Melrose.
