One block south of MacArthur Park, developer Universal Standard Housing is applying exterior finishes to a mixed-use apartment complex at 740 S. Alvarado Street.

The project, which replaced a small commercial building near Langer's Deli, consists of a six-story edifice composed of prefabricated modular units.  Its upper floors include 80 residential units - including nine reserved for extremely low-income households - above approximately 3,000 square feet of ground-floor commercial space and a small parking garage.

Rents at 740 Alvarado will start at $1,600 per month, a project representative indicated in July 2020.

The Architects Collective designed the apartment complex, which will include a mix of one- and two-bedroom floor plans, as well as on-site amenities such as rooftop deck and a gym.

Completion of the apartment complex is on pace to occur later this year.

The 740 Alvarado project, which broke ground less than one year ago, is the second development from USH and The Architects Collective using prefabricated modular units, following a larger 111-unit complex which opened in Leimert Park in late 2019.  The two firms are also partnering on a third apartment complex near Los Angeles State Historic Park in Chinatown.
