In Rosemead, an empty lot is poised for redevelopment with a mixed-use project combining housing and commercial space.

The Prospect Villa project, slated for a nearly one-acre site at the northeast corner of Garvey and Prospect Avenues, calls for the construction of a seven-story edifice featuring 75 residential units above 6,346 square feet of ground-floor commercial space and parking for 147 vehicles.

According to an initial study circulated by the City of Rosemead, the new development would include a mix of one-, two-, three-, and four-bedroom apartments, a portion of which would be designated as live/work units.

Scales Lab Architects is designing Prospect Villa, which is depicted as a contemporary low-rise structure with cascading terrace decks at the rear of the property.

A timeline for the project is not included in the environmental study.

City records list the project applicant as Del Mar Property, LLC, a San Gabriel-based entity managed by Gerard Ngo. Ngo is also the manager of a separate entity developing a similar mixed-use project with 68 residential units and retail on Valley Boulevard.
