A single-tenant retail building in Mar Vista is set to give way for a mixed-use building featuring rental apartments and ground-floor commercial uses.

The project, which was presented yesterday to the Mar Vista Community Council's Planning and Land Use Management Committee, would rise from a nearly 18,000-square-foot site at the northeast corner of Centinela Avenue and Palms Boulevard.  Plans call for a four-story structure that would feature 32 market-rate and affordable apartments, seated atop approximately 2,991 square feet of ground-floor retail space and basement parking for 58 vehicles.

Renderings show a contemporary low-rise structure - similar in height to adjacent apartment buildings - with outdoor dining areas fronting Centinela Avenue.

According to Kristen Lonner, a project representative, completion of the new apartment building is anticipated in approximately two years.
