In Sawtelle community, the wood skeleton of a mixed-use development is now fully framed at corner of Pico Boulevard and Federal Avenue.

The five-story building, located at the southeast corner of the intersection, is set to feature 21 apartments - including two deed-restricted affordable units - above a podium containing 600 square feet of ground-floor retail space and parking for 12 vehicles.

Designed by Plus Architects, the low-rise development will include a rooftop amenity deck and a rear-facing patio on its second floor.  Renderings also show an exposed staircase facing Pico Boulevard.

City records list the project's developer as an entity managed by investor Kayvan Naimi, the owner of the Santa Monica Chrysler Jeep Dodge Ram car dealership.  Naimi is also planning a similar mixed-use development on Santa Monica Boulevard.

Plus Architects is also designing a proposed five-story, 30-unit apartment building which would replace an auto repair garage a short distance east at 11568 Pico Boulevard.

Additional projects are slated to rise near the intersection of Pico and Gateway Avenue, including new apartment buildings which would replace a strip club and an automobile repair shop.
