As of March 2019, construction is complete for a small mixed-use building in the northern part of Chinatown.

The project, located at the northeast corner of Hill and Bernard Streets, consists of buildings standing two and four stories in height, featuring a total of nine apartments with 375 square feet of ground-floor retail space and a parking garage.

The low-rise project, which replaced a long-vacant lot, was built by Glendale-based GKU Construction, Inc.

The apartments at 435 W. Bernard Street are located just north Broadway, where a nine-story hotel is slated to replace the 1960s Royal Pagoda Motel.  Just up the street from that project, a narrow strip of land overlooking Los Angeles State Historic Park could be developed with up to 920 apartments.
