A Virginia-based developer's plan for a new senior housing complex is inching toward reality in Manhattan Beach.

The project, according to a draft environmental impact report published last month by the City of Manhattan Beach, would rise from a 53,000-square-foot site at 250-400 Sepulveda Boulevard, replacing a three commercial buildings and surface parking.  Plans call for the construction of 95 assisted living and memory care units - with 115 total beds - in addition to a kitchen, common areas, and other ancillary functions.  The project would also include parking for 61 vehicles in a single basement level.

Sunrise Development, Inc., the developer behind the project, has tapped Newport Beach-based HPI Architecture to design the project, which would consist of a contemporary building ranging between two and three stories in height.

According to the environmental study, construction of the project is anticipated to occur over a 20-month period beginning in late 2021 and concluding in 2023.

Sunrise, the developer, has previously worked with HPI on a similar senior housing complex in Palos Verdes.

The Manhattan Beach project site sits just a short distance north of the headquarters of footwear and apparel maker Skechers USA, which is now in the midst of a $150-million expansion.  Other projects planned nearby include a proposed hotel at 600 Sepulveda Boulevard.
