Eight months after purchasing the former headquarters of the Los Angeles Railway for $30 million, British developer Ennismore has revealed details about its plan to convert the 10-story edifice into a boutique Hoxton hotel.

According to a presentation to the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee, the London-based firm intends to convert the upper levels of the former office building into 164 guest rooms.  Plans also call for multiple food and beverage venues, lounge areas, a spa, event space and a rooftop deck with a swimming pool and seating.

The adaptive reuse project is being designed by GREC Architects, a Chicago-based firm which also worked on the nearby Ace Hotel.

According to the Los Angeles Times, the Downtown Hoxton would become the growing chain's fifth location, following establishments in London, Amsterdam, New York and Paris.

A similar hotel conversion is underway across the street, where the Kor Group is repurposing Broadway's 90-year-old Case Hotel.  Other projects under construction include upgrades to a historic office building at 11th and Main Streets and a two-building apartment complex from Geoff Palmer.
