At its meeting on August 13, the Los Angeles County Board of Supervisors will consider two resolutions which would authorize approximately $29 million in bond financing for affordable housing projects in East Los Angeles and Florence-Firestone.

In East Los Angeles, Meta Housing Corp. is pursuing the development of Whittier & Downey NW.  The project, slated for a property at 4161-4169 Whittier Boulevard, would consists of a three-story building featuring 42 apartments and 1,161 square feet of ground-floor retail space.

The project, designed by Gonzalez Goodale Architects, would offer studio, one-, and two-bedroom dwellings catering to households homeless persons and special needs households earning at or less than 30 percent of the area median income.

Meta Housing is seeking $17.3 million in mortgage revenue bonds for the project.

A companion project - Whittier & Downey SE - broke ground across the street last year.

In the Florence-Firestone community, A Community of Friends has proposed a similar development called Firestone Phoenix.  The project, which would replace a parking lot at 7321 Miramonte Boulevard, calls for the construction of a three-story building featuring 44 studio, one-, two-, and three-bedroom apartments.

The proposed development would cater to homeless individuals earning and renters earning at or below 30 and 50 percent of the area median income.  Rents would range between $509 and $1,091 per month, according to a staff report to the California Tax Credit Allocation Committee.

A Community of Friends is seeking $12 million in mortgage revenue bonds for the project, which has an estimated cost of $24.2 million.

The project site is located just south of Florence Avenue, where a different affordable housing development is slated to replace a public library.
