The latest project, which replaced a car dealership across the street from the Vermont/Beverly subway station, calls for the construction of a six-story structure containing 490 studio, one-, and two-bedroom apartments above 35,000 square feet of ground-floor retail space and a two-level, 549-car garage.
Entitlements issued for the project include Transit Oriented Communities incentives, permitting a larger structure than would otherwise be permitted under zoning. In exchange for the bonus floor area, 49 of the apartments are to be reserved as extremely low-income affordable housing.
MVE + Partners is designing the apartment complex at 200 N. Vermont Avenue, which is depicted in a rendering as a contemporary podium-type building. Plans call for multiple landscaped decks and courtyard featuring a swimming pool and a half basketball court. Other planned amenities include a game room, a screening room, and co-working space.
A representative of Hankey Group previously estimated that construction of 200 Vermont would begin in Spring 2021 and be completed by 2022.
The project will rise from a property that was long the home of Midway Ford, a Hankey-owned dealership named for its location "midway" between Downtown Los Angeles and Hollywood.
The apartment complex is the third large project built as a joint venture between Hankey and Jamison Services, following the Circa apartment towers in Downtown Los Angeles, and the 25-story Kurve development at 2900 Wilshire Boulevard.
The 200 Vermont complex he latest in a series of large multifamily projects near Metro's Vermont/Beverly Station, joining a pair of supportive housing developments from PATH Ventures and Flexible PSH Solutions.
