Work is underway to convert a 13-story building in Downtown's Historic Core into a boutique hotel, according to broker Derrick Moore of Avison Young.

Interior demolition and infrastructure improvements are now in progress on the upper floors 1920s office tower at 419 S. Spring Street, which has been slated for reuse as a hotel since 2007.  Plans call for approximately 180 guest rooms, as well as 4,200 square feet of restaurant space at the building's ground level.

The hotel is being developed by the Los Angeles-based firm OceansV, which has previously pointed to the Choice Hotels brand Cambria Suites as a potential operator for the building.  City records also link Nadel Architects to the project.

The property sits next-door to the long-vacant Title Insurance Building, which Rising Realty Partners is reviving with approximately 300,000 square feet of office space.
