A trio of small residential buildings in Toluca Lake could make way for a larger apartment complex, according to plans submitted yesterday to the City of Los Angeles.

The proposed development, slated for a property 4366-4378 N. Cahuenga Boulevard, calls for the construction of a four-story, 41-foot-tall building featuring 57 residential units atop a two-level, 69-car basement parking garage.

City records indicate that the proposed development is being entitled with density bonus incentives, allowing for reduced open space and additional height in exchange for providing on-site affordable housing.

Property records list the owner of the 17,600-square-foot site as an entity affiliated with George Smith Partners of Century City.

The development site is located two blocks east of Lankershim Boulevard, where the Delijani family is planning over 230 apartments and retail in a ground-up and adaptive reuse project.
